Remodel Plumbing: The Sequence That Actually Works
You cannot see whether this work was done well until roughly five years have passed. On the day it is finished, careful and careless look identical, which is precisely why the schedule wins so often.
What follows concerns putting plumbing in rather than putting it right: new fixtures where none stood before or where something else used to, connections for appliances, and supply reaching corners of a property that have never been served.
The uncomfortable truth about this work is that you cannot tell good from bad on handover day. Both versions turn on, both versions drain, both versions look finished. What separates them emerges around year three, inside a wall, by which point whoever did it has moved on.
The sequence, and the point where people compress it
On a kitchen or bathroom job, plumbing takes the pressure more than any other trade. It comes early in the programme, everything that follows covers it up, and it is the obstacle between where the project is and the visible progress the client wants to see.
There is a sequence that works and it is not complicated. Strip out, run the first fix, have it looked at, close everything up, do the finishes, hang the fixtures. The hinge in that list is the look before the closing up, and it matters for one reason only: after it, nobody can see anything again.
Closing walls before that inspection is the single most common and most expensive shortcut in remodel work. If a schedule pressures anyone into it, the schedule is wrong rather than the inspection.

Moving a drain is not like moving a supply
This is the constraint that surprises people during planning, and knowing it early saves a design conversation later.
Supply lines are pressurised, so they can run more or less wherever they need to, within reason. Waste lines depend on gravity, which means they need consistent fall along their length and appropriate venting to work at all. Moving a toilet a few feet is therefore a considerably larger job than moving a sink faucet, and on a slab it may mean cutting concrete.
The practical advice is to raise any fixture relocation at the design stage rather than mid build. A layout that keeps waste connections close to where they already are will be materially cheaper, and where a relocation is worth doing anyway, knowing the cost upfront makes it a decision rather than a surprise.
Outdoor and outbuilding work on the acreage side
Out on the bigger parcels, a fair proportion of this work happens outside the house altogether: a standpipe in a field, water reaching a barn or a workshop, supply to a building that has managed without it until now.
Three considerations shape those jobs. Locates get requested through Arizona 811 before anyone breaks ground, and that holds true for a shovel just as much as for a machine. The hardpan gets budgeted for at the planning stage rather than encountered as a surprise, because a cemented layer a few feet down dictates both the equipment and the hours. And how deep the pipe sits, what goes back on top of it, and how the exposed ends are protected all need writing down rather than leaving to habit.
Where a gas run is going in alongside water, the same trench often serves both, and doing them together is substantially cheaper than opening the ground twice. That is a gas line project with its own permit and pressure test, and it should be scoped at the same time.

The small connections behind most kitchen water damage
The joints behind a dishwasher, a fridge with an ice maker, a washing machine or a disposal are all trivially small, and between them they account for far more household water damage than their size suggests.
The causes repeat themselves. Braided hoses have a service life and get reused anyway when the appliance behind them is swapped. Isolation valves end up somewhere nobody can reach in a hurry, so they are never turned when it counts. Ice maker feeds get run in tubing never intended to be sealed into a cabinet for a decade. And waste connections get made with no air gap or high loop, so dirty water can find its way back into the machine.
None of those is expensive to do properly. All of them are expensive to discover later, and the discovery usually arrives as a wet floor rather than as a polite warning.
What to ask for in writing
- Which fixtures are being relocated and what that involves structurally.
- Whether the permit is included and who schedules the rough in inspection.
- What pipe material is being used and why.
- Whether existing angle stops and supply lines are being replaced or reused.
- Who is responsible for coordinating with the other trades on the schedule.
- What happens if the demolition reveals a condition nobody expected.
That last question is the one worth asking most carefully. Demolition on any house of a certain age reveals something, and the difference between a well run project and a difficult one is usually how that moment was handled rather than whether it happened.
What to do before rough in is covered up
A great deal of remodel frustration comes from fixtures chosen after the rough in rather than before it.
Toilets have a rough in dimension, the distance from the finished wall to the centre of the waste connection, and a fixture bought for one dimension will not sit on another. Vanities and basins vary in where their waste and supply connections sit, and a wall hung unit needs framing support installed before the wall closes. Freestanding baths need their supply and waste positions fixed to the millimetre, since there is no cabinet to hide an error. Shower valves have a specific depth relative to the finished tile surface, and getting that wrong is only discovered at trim out.
The rule that avoids all of it is to select fixtures before rough in and supply the specifications to whoever is doing the work. Choosing them later means the plumbing was installed for a generic fixture and the real one has to accommodate it.
Water pressure and new fixtures
One local point that catches remodels out. Modern fixtures, particularly rain heads and multi outlet shower systems, assume a supply capable of delivering a certain flow, and they behave poorly when that assumption does not hold.
In a house where static pressure is at the low end, or where the supply pipe diameter is marginal for the number of outlets being added, a new shower system can be a disappointment despite everything being installed correctly. Measuring pressure and considering pipe capacity before specifying is the step that prevents that, and it belongs in the planning conversation alongside the annual pressure check rather than being discovered at commissioning.
