Two Plumbing Checks Worth More Than All the Others
Maintenance advice usually arrives as a list of fifteen items nobody does. Two of them carry most of the value in this town, and both take under an hour.
There are two things about this place that make an annual check pay off more than the same check would almost anywhere else in the country.
One is what comes out of the wells: mineral rich water, in the range the Town publishes, leaving a deposit on every surface it touches. The other is where the heaters live, which for most houses here is a garage that spends several months of the year at temperatures no appliance manufacturer had in mind. Put those together and anything containing a gasket, a heating element or a moving part wears out ahead of schedule.
No amount of servicing stops that happening. What it does is decide whether you find out on a Tuesday morning or on a Saturday night, and that is where essentially all of the money is saved.
Check one: static pressure
This is the most under appreciated measurement in residential plumbing, and it takes minutes with a gauge on a hose bib.
Pressure sitting above where it should be does not damage anything dramatically. It leans on every joint, every valve seat and every braided hose in the building, around the clock, for years. Appliance valves give out early. Supply hoses age faster than they should. Faucet cartridges wear through. And in a house that has already produced one slab leak, it is among the likelier reasons a second one turns up.
It is also entirely correctable. Where pressure is high, a pressure reducing valve regulates it, and where one is already fitted, they have a service life and do fail. Knowing the number is the point; without it, every other maintenance decision is being made blind.
Check two: the water heater flush
Whatever settles in the bottom of a storage tank takes up room that used to hold hot water, keeps the burner running longer than it needs to, and sits between the flame and the water so the heat goes into the steel instead. That last part is what eventually kills the tank.
On water like ours the layer builds without pause, which is why doing this once a year returns more locally than a manual written for the national average would suggest. While somebody is there, get them to pull the anode rod and look at it. That rod is the component quietly protecting the tank from corroding, replacing it costs very little, and it is skipped on roughly every service visit that nobody asked about it.
Own a demand heater instead and the job is a descale rather than a flush, on a cycle that comes round faster here than the brochure suggests, for precisely the same reason.

The seasonal rhythm that suits this climate
Our year does not run the way the standard advice assumes, and working with it rather than against it means booking things while contractors still have space in the diary.
February and March are for anything that involves digging, while it is still cool and before summer storms turn an open trench into a nuisance. May is for testing whatever has to survive those storms: how the ground drains, whether a pump on the property actually starts, and whether a tank has capacity going into the wet months. October, once the heat lets go, is when the garage heater deserves attention after the worst stretch of its year.
None of that is rigid. It simply reflects that everyone here needs the same things at the same time, and being slightly early is cheaper than being exactly on time.

The honest limits of maintenance
This deserves a straight answer, because the scepticism is fair and the trade has done plenty to earn it. Pay for a visit, have somebody find nothing, and you have bought a clean bill of health rather than a repair. That can feel like paying for someone to tell you things are fine.
Two things make it worthwhile anyway. The first is that the two headline checks are genuinely preventive rather than diagnostic: flushing a heater and correcting high pressure change outcomes rather than merely reporting on them. The second is that finding a failing water heater in October is a scheduled replacement, while finding it in January is an emergency replacement at emergency prices with whatever unit is available that day.
What maintenance does not do is prevent everything. A slab leak can happen on a well maintained house, and a lateral can fail regardless of how carefully the fixtures were looked after. Anyone selling it as insurance against all outcomes is overselling it.
What to do yourself, once a year
- Dye test every toilet once a year.
- Close and reopen every angle stop and the main valve once a year.
- Look at every visible supply hose and replace any that are visibly aged.
- Clean aerators and showerheads when flow drops at one fixture.
- Read your meter monthly and write the number down.
- Close the main before any absence longer than a few days.
None of those requires a contractor and together they cover a meaningful share of what goes wrong in a household. The two checks at the top of this page are the ones worth paying somebody for.
What a maintenance visit should actually cover
If you are paying for an annual visit, it is worth knowing what a thorough one looks like so you can tell whether you got one.
Static pressure measured and recorded, not estimated. The water heater flushed, the anode inspected, and the temperature and pressure relief valve checked. Every accessible shutoff exercised. All visible supply connections inspected for age and corrosion. Toilets dye tested. Drains checked for flow. Any exposed pipework looked over for corrosion or evidence of past weeping. And on a septic property, a note of when the tank was last serviced and whether it is due.
The output should be a written summary with the measurements in it, separating what needs doing now from what should be watched. A visit that ends with a verbal all clear and no numbers has given you very little to act on or to compare against next year.
Building a record over time
The value of maintenance compounds, and it compounds through the record rather than through the visits.
Pressure readings across several years show whether a regulator is drifting. Flush volumes and sediment observations show how fast the heater is scaling, which is what tells you whether treating the supply would pay. Notes on which fixtures have needed attention show where the house is actually wearing. None of that is available from a single visit; all of it is available from four.
Keep the summaries somewhere you will find them, and hand them over when you sell. A documented maintenance history is one of the few things that makes a buyer's plumbing questions short.
