Slab Leak: Should You Reroute or Open the Concrete?

There are two ways to deal with a failed line under a concrete floor, and choosing between them is the whole job. Everything else follows from that one decision.

A slab leak is a supply line failure beneath the concrete floor of the house. Almost every home in Queen Creek is slab on grade, so the possibility applies to nearly everyone here, and the town's housing stock is now reaching the age where it starts happening.

Once the leak is located, and locating is a separate exercise with its own equipment, there are exactly two ways forward. You can open the floor and repair the pipe where it failed, or you can abandon that section and run a new line above ground. Contractors have preferences. What each option actually involves

A spot repair means cutting through the finished floor and the concrete at the leak, excavating enough soil to expose the pipe, cutting out the failed section, making the repair, then backfilling, pouring concrete and restoring the floor covering. It is a shorter job than a reroute and a messier one, with the room out of use for a day or two and dust control being a genuine issue rather than a courtesy.

A reroute abandons the under slab section entirely. A new line is run through walls, ceilings or the attic to reconnect the same fixtures, and the old pipe is capped and left in place. Access holes are cut in drywall rather than in flooring, which is cheaper and faster to make good, and the finished floor is never touched.

The post-tension constraint, which is not optional

Post-tension slabs became standard in Arizona residential construction from the late 1980s onward, adopted specifically to handle local soil movement. They contain steel tendons held in tension in defined patterns through the concrete.

Cutting one of those cables is not an option. Drilling into that kind of slab without first establishing where they lie risks letting go of tension in something the building depends on, and that stops being a plumbing matter and becomes a structural one at a completely different price. So any repair that goes through the floor begins with finding the cables, and if the leak happens to sit somewhere inconvenient relative to them, the choice has already been made on your behalf.

This is the most common single reason a reroute wins on an Arizona house when it might not elsewhere. It is not a preference; it is the building method.

One leak is an incident, two is a pattern

This is the factor that most often gets underweighted, and it is worth being blunt about.

If a house has had one slab leak, it may well be an isolated failure at a single point: a fitting, a rub against aggregate, a manufacturing defect. Spot repair is reasonable. If a house has had two, the pipe under that floor is failing generally rather than locally, and repairing point number two while leaving the rest in service simply buys time until point number three.

At that stage the honest arithmetic favours removing the run from service, and in some cases favours going further and considering a whole house repipe. Paying three times for concrete work and floor restoration to avoid paying once for new pipe is a common and expensive pattern.

A contractor who has good answers to all six is thinking about the house rather than the pipe. A contractor who wants to start cutting concrete before answering the second one is a contractor to keep looking past.

What to expect from the insurance side

Slab leaks sit in an awkward place for most homeowner policies, and it is worth understanding the usual shape of it before making decisions on cost grounds.

Policies commonly treat the resulting damage differently from the pipe itself, and many will contribute toward accessing the leak, meaning the concrete work and the floor, while excluding the plumbing repair. Read your own policy rather than relying on what a contractor tells you it probably says, and document the discovery date, the shutoff and the mitigation timeline from the first day.
